For a small fee, we will do a one page preliminary design for you to look at and modify, to help you visualize your home before committing to a full design. We recommend this step to everyone who is considering a new home. It is a very affordable way to determine what kind of home suits you.
It's not just about the finished product. It's also about what's behind the finish that makes or breaks a home.
A common practice is to use regular drywall in a lanai or porch ceiling
We use exterior drywall in any exterior ceiling application. Although the building code accepts the use of regular drywall, it will succumb to the effects of humidity and the finish will start peeling off. This will not be seen right away, but it is common to see this failure happen years after the house is built. Usually after the warranty has expired.
Another common practice is to use greenboard, otherwise known as mold resistant drywall, in the tub and shower areas, underneath the tile.
We use cement board or denshield, in all of our tub and shower areas. Although the building code accepts green board, otherwise known as mold resistant or moisture resistant drywall, Greenboard is not water proof and if it gets wet, it will become soggy and, ironically, moldy. The tile can become loose and fall off the wall. This makes for expensive repairs years later. Often the damage is not known until it is extensive. Tile will not stop all water, and it is inevitable that water will find its way behind the tile even in small amounts. The board behind the tile needs to be water proof. Greenboard is not.
Arches on a home are usually built out of wood and covered with stucco. Usually, they are covered in plywood and then a lath material is applied and then the stucco finish is applied.
Building inspectors and contractors are finding that using common plywood under the stucco finish is resulting in homes having arches that are rotting. Homes built as recent as five years ago are having problems with rot in these areas. We use a system called Zip Wall in any area that requires wood framing, entry arches, arches above windows, etc. Stucco is not and cannot be used as a complete water barrier to protect the wood underneath. Zip Wall, is a sheathing material that has a surface that is waterproof. All joints are taped with a special waterproof tape to ensure that if any water gets behind the stucco, it will not penetrate into the wood and cause rot.
Framing can affect your finishes
Production framing usually means use as little materials to achieve the desired result as possible. Doorways are framed with minimum framing, intersecting walls are not nailed to each other, drywall nailers are at a minimum. We bulid our doorways beefy, and with enough lumber to make the doorway stiff, and allow nailing area for the finish trim. Intersecting walls are nailed together to prevent independant movement which can lead to the cracking of drywall later on. We make sure there are enough nailers for the drywall so that cracking does not occur later on.
Cheap paint? Not us.
Production home building usually means cheap paint. Paint that starts chaulking in the Florida sun after a few years. We use Sherwinn Williams paint inside and out. A good paint job keeps a home looking good and protects what's underneath.
Things to consider when planning your home.
A great option to consider is an upgrade in your insulation. We price our homes with fiberglass insulation, but we educate our clients on the benefits of upgrading to Icenyne spray foam insulation. This creates a complete envelope on your home that saves you energy and saves you money on your electric bill. Icenyne allows us to use a smaller air conditioning system to condition the same space. It keeps all of the duct work in a conditioned attic, and prolongs the life of the air conditioning equipment. The average house should recover the extra cost of Icenyne within a few years, making the product free in the long run.
Another option to consider is impact glass in your home. While the cost is more than regular windows with hurricane shutters, it eliminates the need to install your hurricane shutters in the event of a storm.
